AMENITIES TO GET YOU SETTLED IN
Enjoy a starter set of amenities during your stay. Our kitchen essentials include 1 roll of paper towels, 1 dish sponge, 1 bottle of dish soap, dishwasher soap, and 2 trashcan liners. In the house you will find 12 beach towels, 12 bath towels, and 12 washcloths, as well as in each bathroom, you'll find 2 soap bars, 1 shampoo, 1 conditioner, 4 hand towels (2 hanging, and 2 in the drawer) and 3 rolls of toilet paper.
PUBLIC BEACH ACCESS
- Blue Mountain Regional Access is .9 miles (5 minutes by Golf Cart)
- Parking and restrooms are available.
- Beach is walkable as well (15 min)

Heated year round except Jan - Feb. The pool is a 6 min walk or 2 min bike ride.

- Hosts not responsible for temporary outages, closures (beach, pool, etc), maintenance, construction, or weather-related issues.
- No refunds outside our cancellation policy
- Rule violations may result in fines or cancellation without refund
CHECK-OUT
- Run the dishwasher (we can unload).
- Remove trash, including fridge. (Excessive trash may incur a fee.)
- Return pool wristbands. Lost or missing bands incur a $50 fee each.
- Leave golf cart keys per vendor request.

AIR CONDITIONING
Please don’t set the AC more than 15–20° cooler than outside, or leave doors/windows open while it’s on—this can freeze the unit and shut down the HVAC.
GOLF CART
A comlimentary 6-seater golf cart is available for guests. To get access, you’ll need to complete their rental agreement, provide a valid driver’s license, proof of auto insurance, and have a credit card on file (in case of damage). Once approved, the vendor will provide the key lockbox code.
GOLF CART RULES
- Drivers must be at least 24 years old, hold a valid driver’s license, and maintain valid auto insurance; loss of insurance or license revokes driving privileges.
- Guests must complete a rental agreement with the vendor before accessing the cart; the vendor collects a primary renter’s credit card for incidentals.
- Carts are for property guests only and must not be driven on Emerald Coast Parkway, sidewalks, or by underage drivers; seat belts are required at all times.
- Misuse of the cart (e.g., underage drivers, prohibited driving areas) may result in confiscation without reimbursement.
- No driving on walkways / walking paths
- Lockbox codes for cart keys are released only after rental agreements are completed; guests must contact the vendor directly for access.
- Guests must report any issues (e.g., crashes, lost keys, breakdowns, tickets) directly to the vendor.
CANCELLATION POLICY
Cancellation Policy. Our policy is Super Strict 60—cancel at least 60 days before check-in for a 50% refund. No refunds are given within 60 days of arrival or during your stay, including for weather, maintenance, renovations, utility issues, or amenity disruptions. We highly recommend travel insurance for added flexibility. If Airbnb or VRBO issues a refund outside our policy, we reserve the right to recharge your card.That said, our goal as responsible hosts is to give you the best stay possible. If we missed anything or something can be improved, let us know right away so we can make it right. We look forward to hosting you!
CHARGEBACKS
Guest agrees all charges tied to their Airbnb stay—including extras—are final, non-refundable, and may not be disputed. Any chargeback or payment dispute is a breach of this agreement. Guest must reimburse all costs (including legal fees) tied to any dispute. Unpaid disputes after 30 days may be sent to collections. Host may pursue all legal remedies. Host’s proof of purchase is sufficient to counter chargebacks.
